Ole teadlik ning \u00fc\u00fcri turvaliselt.<\/p>\n<h2><strong>Mis tingimustel, kui tihti ja kas \u00fcldse v\u00f5ib \u00fc\u00fcrileandja t\u00f5sta \u00fc\u00fcrihinda?<\/strong><\/h2>\n<blockquote>\n<p><strong>Juhul, kui tegemist on t\u00e4htajatu \u00fc\u00fcrilepinguga, on \u00fc\u00fcrileandjal \u00f5igus t\u00f5sta \u00fc\u00fcri iga aasta m\u00f6\u00f6dumisel lepingu s\u00f5lmimisest<\/strong>.<\/p>\n<\/blockquote>\n<p>Kui tegemist on eluruumiga, siis peab \u00fc\u00fcrileandja \u00fc\u00fcrnikule \u00fc\u00fcri t\u00f5stmisest teatama kirjalikku taasesitamist v\u00f5imaldavas vormis 30 p\u00e4eva enne \u00fc\u00fcri t\u00f5stmist ja sealjuures \u00fc\u00fcri t\u00f5stmist ka p\u00f5hjendama.<\/p>\n<p>\u00dc\u00fcri t\u00f5stmise teates tuleb m\u00e4rkida:<br>1) \u00fc\u00fcri t\u00f5stmise ulatus ja \u00fc\u00fcri uus suurus;<br>2) mis ajast \u00fc\u00fcr suureneb;<br>3) \u00fc\u00fcri t\u00f5stmise p\u00f5hjendus ja arvestus;<br>4) \u00fc\u00fcri t\u00f5stmise vaidlustamise kord.<\/p>\n<p>Kui \u00fc\u00fcrileandja ei teata \u00fc\u00fcri t\u00f5stmisest \u00fc\u00fcrnikule korrektselt v\u00f5i kui \u00fc\u00fcrileandja hoiatab \u00fc\u00fcrnikku, et \u00fc\u00fcri t\u00f5stmise vaidlustamise korral \u00fctleb ta \u00fc\u00fcrilepingu \u00fcles, siis on \u00fc\u00fcri t\u00f5stmine t\u00fchine.<\/p>\n<p>Muu kui eluruumi \u00fc\u00fcrilepingu puhul v\u00f5ivad \u00fc\u00fcrilepingu pooled kokku leppida \u00fc\u00fcri t\u00f5stmises tihemini v\u00f5i harvemini. T\u00e4htajalise eluruumi \u00fc\u00fcrilepingu puhul \u00fc\u00fcri t\u00f5sta ei saa, v\u00e4lja arvatud juhul, kui leping on s\u00f5lmitud enam kui kolmeaastase t\u00e4htajaga ning \u00fc\u00fcrilepinguga on \u00fc\u00fcrileandjale antud \u00f5igust t\u00f5sta \u00fchepoolselt \u00fc\u00fcri mitte rohkem kui kord aastas<\/p>\n<p>Lisaks on v\u00f5imalik kokku leppida eluruumi \u00fc\u00fcri perioodilises suurenemises. Sellise kokkuleppe saab s\u00f5lmida aga \u00fcksnes siis, kui \u00fc\u00fcrileping on s\u00f5lmitud v\u00e4hemalt kolmeaastase t\u00e4htajaga ja \u00fc\u00fcr t\u00f5useb mitte rohkem kui kord aastas ja \u00fc\u00fcri t\u00f5stmise ulatus v\u00f5i selle arvestamise alus on t\u00e4pselt m\u00e4\u00e4ratud.<\/p>\n<p>\u00dc\u00fcrileandja seisukohast on eluruumi \u00fc\u00fcri perioodiline suurenemise kokkulepe v\u00f5rreldes \u00fc\u00fcri igakordse t\u00f5stmisega parem lahendus, kuiv\u00f5rd perioodilise suurenemise \u00fclem\u00e4\u00e4rusust ei saa \u00fc\u00fcrnik vaidlustada.<\/p>\n<h2><strong>Millised riskid kaasnevad \u00fc\u00fcrileandjale, kui \u00fc\u00fcrnikul pole elamisluba?<\/strong><\/h2>\n<blockquote>\n<p>\u00dc\u00fcrileandja, kes soovib \u00fc\u00fcrilepingu s\u00f5lmida v\u00e4lismaalasega, on kohustatud kontrollima v\u00e4lismaalase Eestis viibimise seaduslikkust ehk elamisluba.<\/p>\n<\/blockquote>\n<p>Bidrento haldusplatvormil on kehtiva elamisloa kontrollimine muudetud eriti mugavaks ning lihtsaks t\u00e4nu rahvastikuregistri ja makseh\u00e4ire raportile.<\/p>\n<p>Eestis seadusliku aluseta viibiva v\u00e4lismaalasega \u00fc\u00fcrilepingu s\u00f5lmimine ei ole siiski karistatav.
