Nende loodud kinnisvara haldamise tarkvara aitab manuaalseid tegevusi automatiseerida ja olla toeks kogu \u00fc\u00fcrits\u00fckli v\u00e4ltel. Lahendus on m\u00f5eldud nii \u00fc\u00fcrikinnisvara omanikele, halduritele ja maakleritele ning v\u00f5imaldab kasutajatel hallata neli korda suuremaid \u00fc\u00fcriportfelle sama inimeste arvuga. Vestlesime ettev\u00f5tte asutaja ja juhi Taavo Annusega l\u00e4hemalt nende senisest teekonnast ja kinnisvaramaailmast laiemalt.<\/strong> <\/p>\n\n\n\n<p><strong>Mis probleemi teie ettev\u00f5te t\u00e4psemalt lahendab?<\/strong><\/p>\n\n\n\n<p>T\u00e4na kasutavad paljud \u00fc\u00fcrileandjad \u00fc\u00fcrikinnisvara haldamiseks Excelit ja Google Drive\u2019i \u2013 v\u00e4ga palju manuaalset tegevust, kuhu kulub palju aega. Suuremate \u00fc\u00fcriportfellide omanikel kulub meeletult aega ka \u00fc\u00fcrniku&nbsp;<em>onboard<\/em>imiseks, vaatamisaegade broneerimiseks, lepingute s\u00f5lmimiseks, \u00fc\u00fcrniku tausta kontrollimiseks. Suuremad \u00fc\u00fcrikorterite omanikud ja haldajad kasutavad t\u00e4na kuni seitset t\u00f6\u00f6riista selleks, et oma asjad tehtud saada \u2013 meie oleme suutnud need t\u00f6\u00f6riistad \u00fchtseks haldustarkvaraks kokku koguda. Bidrento automatiseerib \u00fc\u00fcrileandjate, maaklerite ning haldurite jaoks \u00fc\u00fcrilepingute koostamise ja allkirjastamise, \u00fc\u00fcrnike taustakontrolli, \u00fc\u00fcriarvete ja kommunaalarvete saatmise, laekumiste kontrolli, v\u00f5lahalduse ning h\u00f5lbustab teisi igap\u00e4evaseid haldustoiminguid. Nii saavad \u00fc\u00fcrikinnisvara haldajad kulutada v\u00e4hem aega k\u00e4sitsi paberimajandusega tegelemisele ning keskenduda oma \u00e4ri kasvatamisele. Hiljuti tegime paari kliendiga intervjuu, mille k\u00e4igus ilmnes, et meie lahendus aitab neil kokku hoida aega rohkem kui neli korda.<\/p>\n\n\n\n<p><strong>Kuidas ta sellise ideeni j\u00f5udsite?<\/strong><\/p>\n\n\n\n<p>Tulime umbes kaks aastat tagasi turule&nbsp;<em>\u00fc\u00fcrileandjatele suunatud&nbsp;<\/em>lahendusega, kus pakkusime kuulutamisv\u00f5imalust, \u00fc\u00fcrniku taustakontrolli ja lepingu s\u00f5lmimist, millest aga kasvas v\u00e4lja v\u00f5imas \u00fc\u00fcrikinnisvara haldustarkvara. Kliendid ise p\u00f6\u00f6rdusid meie poole oma muredega ja l\u00e4bi selle n\u00e4gimegi, millised on nende murekohad haldamise ja muude tegevuste juures \u2013 nemad suunasid meid sinna, kuhu arenesime. Kuigi meil on t\u00e4naseks ka mitmeid kliente, kes haldavad segaportfelle \u00e4ri- ja elukondliku kinnisvaraga, on p\u00f5hifookuseks olnud alguses ikkagi elukondlik kinnisvara.<\/p>\n\n\n\n<p><strong>Kust on tulnud huvi just \u00fc\u00fcrituru vastu?<\/strong><\/p>\n\n\n\n<p>Ikkagi asutajate osalisest taustast \u2013 Natalja Napsep on t\u00f6\u00f6tanud kinnisvaravaldkonnas v\u00e4ga pikka aega ning &nbsp;tegelenud elukondliku kinnisvara arendamise ja m\u00fc\u00fcgiga ning \u00fc\u00fcrimajade arendamisega. Sealt ilmnesidki needsamad mured ja algas meie areng.<\/p>\n\n\n\n<p><strong>Kuidas teil kogu senine teekond l\u00e4inud, mis on&nbsp;m\u00f5ned suuremad takistused olnud?<\/strong><\/p>\n\n\n\n<p>Nagu me k\u00f5ik teame, siis rahakaasamine ei k\u00e4i p\u00e4eva v\u00f5i kahega, see on omaette protsess, mis v\u00f5ib kesta mitmeid kuid. See pole k\u00fcll olnud otseselt probleem v\u00f5i takistus, aga sellega tuleb alati arvestada. Kindlasti v\u00f5iks ka praegusest veel kiiremini kasvada ja olla esindatud juba 10 riigis. Suuri muresid meil aga pole otseselt olnud, pigem selline igap\u00e4evane startupi-elu.<\/p>\n\n\n\n<p><strong>Milline on&nbsp;sinu jaoks igap\u00e4evane startupi-elu?<\/strong><\/p>\n\n\n\n<p>Eelnevalt olen t\u00f6\u00f6tanud suurkorporatsioonides, kus on olnud kindlad t\u00f6\u00f6\u00fclesanded, kindlad eesm\u00e4rgid, aga startupis v\u00f5ivad asjad muutuda n\u00e4dalate v\u00f5i p\u00e4evadega. Kuna alguses on tiim v\u00e4ike, siis inimesed vastutavad paljude tegevuste eest, kogu aeg tuleb hoida fookus paigas ja iga inimene peab tegelema paljude asjadega. Ei ole ainult niimoodi, et \u00fcks inimene tegeleb ainult m\u00fc\u00fcgiga ja teine turundusega \u2013 iga inimene peab suuremat pilti n\u00e4gema.<\/p>\n\n\n\n<p><strong>Kuidas&nbsp;Startup&nbsp;Inkubaator&nbsp;teile teekonna jooksul toeks&nbsp;on olnud?<\/strong><\/p>\n\n\n\n<p>Meil on olnud m\u00f5ned head koosviibimised, kus saime koos teiste tiimidega&nbsp;<em>pitchimist<\/em>&nbsp;harjutada ja \u00fcksteisele tagasisidet anda \u2013 see oli v\u00e4ga v\u00e4\u00e4rtuslik kogemus, kus saime head tagasisidet ja tegime suure arengu. Samuti saab mentoritega \u00fchendust v\u00f5tta, k\u00fcsimusi k\u00fcsida ja arutada teemasid juriidikast UX-ini.<\/p>\n\n\n\n<p><strong>Mida soovitaksid neile, kes praegu kaaluvad m\u00f5nesse inkubaatorisse astumist, mida tasub silmas pidada?<\/strong><\/p>\n\n\n\n<p>Me oleme n\u00e4inud, et kindlasti tulevad k\u00f5ige paremad tulemused siis, kui kogu tiim panustab t\u00e4iskohaga. Siis on ka mentorn\u00f5ul ja muudel asjadel rohkem v\u00e4\u00e4rtust, sest kui lihtsalt teha iga kuu sessioone, millele ei j\u00e4rgne edasisi samme, siis l\u00e4heb see info kaduma. Inkubaator saabki toeks olla siis, kui selle info ja toetuse p\u00f5hjal tiimid edasi arenevad. Kuna alguses on enamasti iduettev\u00f5tete tiimid v\u00e4iksemad ja endal pole kogu&nbsp;<em>know-<\/em>how\u2019d, on v\u00e4ga hea inkubaatorist seda saada.<\/p>\n\n\n\n<p><strong>Meedias on hiljuti juttu olnud, kuidas kinnisvara hinnad on t\u00f5usnud p\u00e4ris k\u00f5rgele, noortel on \u00fcpris suur oht j\u00e4\u00e4da pidevalt \u00fc\u00fcrimise l\u00f5ksu, ilma endale kinnisvara soetamata. Kuidas te tiimiga Eesti kinnisvara turgu n\u00e4ete?<\/strong><\/p>\n\n\n\n<p>\u00dc\u00fcrikinnisvara on viimastel aastatel v\u00e4ga populaarseks saanud. Ma arvan, et Eesti inimene on \u00fcpris kinnisvarausku \u2013 \u00fc\u00fcrikinnisvaras n\u00e4hakse enda pensionisammast. Ma n\u00e4en ka enda s\u00f5prusringkonnas, et paljud on soetanud endale \u00fcks-kaks \u00fc\u00fcrikorterit. Ka meie kliendid, kellel on suuremad portfellid, suurendavad stabiilselt oma portfelle. Toimub \u00fcpris aktiivne \u00fc\u00fcrikinnisvara soetamine \u2013 inimesed v\u00f5tavadki seda kui reaalvara, mis genereerib rahavoogu ja v\u00f5iks olla tulevikus lisasissetulekuallikas. Ka laiemalt on trendid samad \u2013 rahvastik kasvab, n\u00e4iteks Tallinnasse tuleb aastas umbes 3000-5000 inimest aastas juurde ja neil on kuskil vaja elada. Elukondlikku kinnisvara ei ehitata piisavalt kiiresti juurde ja seet\u00f5ttu ongi osa inimesi esimeses etapis \u00fc\u00fcriturul. Nii elatakse m\u00f5ned aastad ja kui on n\u00e4ha, et linn osutub p\u00fcsivaks elukohaks, siis vaadatakse endale nii-\u00f6elda kodu.<\/p>\n\n\n\n<p>Eestis on veel \u00f5nneks hea olukord, aga \u00fcldiselt on kinnisvarahinnad hakanud kasvama. Vaadates Euroopa suurlinnasid, on elukondlik kinnisvara tegelikult saavutanud taseme, kus juba v\u00e4ga paljudel inimestel ei ole v\u00f5imalik endale eluaset soetada ning j\u00e4\u00e4dakse p\u00fcsivalt \u00fc\u00fcripindadele. Seda tendentsi on kindlasti ka Eestis \u2013 kinnisvara kallineb igal aastal 3-5% protsenti. Varsti me j\u00f5uamegi sinna, kus paljud ei saa enam endale kinnisvara osta ja j\u00e4\u00e4vad \u00fc\u00fcriturule. Saksamaal on n\u00e4iteks teatud piirkondades pandud piirang \u00fc\u00fcrihindadele, millest k\u00f5rgemat hinda ei tohi k\u00fcsida, et inimesed saaksid endale eluaset lubada. \u00d5nneks sellist olukorda Eestis veel pole, aga v\u00f5ib-olla j\u00f5uame kunagi ka meie sellesse punkti.<\/p>\n\n\n\n<p><strong>Millisena kujutad Eesti kinnisvaramaastikku ja \u00fc\u00fcriturgu ette k\u00fcmne-viieteistk\u00fcmne aasta p\u00e4rast?<\/strong><\/p>\n\n\n\n<p>Juba viimasel paaril aastal on tekkinud fonde ja institutsionaalseid investoreid, kes ehitavad terveid \u00fc\u00fcrimaju, aga neid lisandub veel kindlasti juurde. Seda v\u00f5ivad hakata tegema ka v\u00e4ikeinvestorid ja -ettev\u00f5tjad. Nii luuakse ka professionaalsemalt \u00fc\u00fcrileandja pakkumist turule. Suuremad arendajad on kindlasti v\u00e4ga head \u00fc\u00fcrileandjad oma teenuste ja lisateenuste poolest ja pakuvad head \u00fc\u00fcrikogemust.&nbsp;<em>Co-living<\/em>\u2019u osakaal kindlasti kasvab, kus \u00fc\u00fcrimajas on ka pinksilauad, joogatunnid ja j\u00f5usaalid jne. Noorem p\u00f5lvkond ootab igasuguseid erinevaid v\u00f5imalusi &nbsp;\u00fc\u00fcrisuhte puhul, nagu ka iga teise teenusega \u2013 oodatakse head kliendikogemust. Lisandub ka erinevaid nutikaid lahendusi (nt targad lukud), mida juba praegu \u00fcha aktiivsemalt kasutatakse.<\/p>\n\n\n\n<p><strong>Kus te ise tahaksite, et Bidrentoga viie aasta p\u00e4rast oleksite?<\/strong><\/p>\n\n\n\n<p>Meil on p\u00e4ris suured eesm\u00e4rgid, esimese suure turuna n\u00e4eme kogu Euroopat \u2013 oma kliendisegmendis tahame olla number \u00fcks valik haldustarkvara poolelt.
